Reciprocal listings are mutual agreements between participants and subscribers of the respective multiple listing services (MLS) /Associations, where listings are sent to a cooperating MLS for a fee. This enables Brokers/Agents to market their listings in areas not available in MLSListings' database. MLSListings does not reciprocate with all areas. Please call the number listed above for assistance with your reciprocal listings. (Special note: SAMCAR no longer handles reciprocal listings for San Francisco. Please contact MLSListings for all assistance.)

C.A.R. RPA & PRDS REPC Comparison Chart
PRDS has created a Comparison Chart of the December 2021 California Association of REALTORS (C.A.R.) Real Estate Purchase Agreement (RPA) and the December 2021 PRDS Real Estate Purchase Contract (REPC) for use by SILVAR members. This Comparison Chart is for general reference purposes only; it is designed to identify where comparable concepts or provisions in the C.A.R. RPA are located in the PRDS REPC.

The Chart includes a general description of the differences, but it is not intended to be a complete list of all possible differences that may arise between the C.A.R. and PRDS contracts as a result of legal interpretations of the diverse terminology used in these forms. This Comparison Chart is also not intended to constitute legal advice, nor can it take the place of advice from a qualified California real estate attorney with respect to any specific issue or transaction. This Comparison Chart should not be used in the event that either of the forms is modified after December of 2021.

MLSListings cautions use of word “staged” in public remarks
MLSListings has informed SAMCAR that many members are using the word "staged" in public remarks. The use of the word "staged" indicates that the listing is vacant. Public remarks are visible to anyone viewing the public listing information, including potential thieves. There have been recent reports of items from staged listings being stolen, including large appliances, such as refrigerators. It is not an MLS violation to use the word "staged", but you are encouraged to exercise caution when announcing a listing as "staged" in public remarks.
