On Wednesday, January 7, 2026, President Trump shared via a Truth Social post that his administration is "taking steps to ban large institutional investors from buying more single-family homes" and "will be calling on Congress to codify it". The National Association of REALTORS® (NAR) to issued a statement from Executive Vice President and Chief Advocacy Officer Shannon McGahn, sharing that NAR "is encouraged that the administration and members of Congress are focused on addressing the nation's housing affordability and supply crises. We share the goal of ensuring there are enough places for people to live and of expanding access to homeownership—especially for first-time buyers—and ensuring that housing policy strengthens communities rather than limiting opportunity." To help empower members to act consistently with the settlement, NAR has developed two new resources that provide clarity on what is—and is not—permissible under the proposed settlement. On November 13, the Board of Directors for the National Association of REALTORS® voted in favor of a motion presented by NAR's Professional Standards Committee making it a violation for Realtors to use harassing or hate speech toward any of the protected classes under Article 10 of NAR's Code of Ethics. Those include race, color, religion, sex, handicap, familial status, national origin, sexual orientation and gender identity. The Professional Standards Committee recommendations come as NAR works to reaffirm its commitment to fair housing and position its members to lead America's real estate industry in the fight against discrimination and inequality.

The U.S. House of Representatives and Senate passed the congressional "tax reform" bill—The Tax Cuts and Jobs Act. While NAR remains concerned that the overall structure of the final bill diminishes the tax benefits of homeownership and will cause adverse impacts in some markets, the advocacy of NAR members, as well as consumers, helped NAR to gain some important improvements throughout the legislative process.
