PRDS Forms Now Available Online on Zipform

We are excited to announce that effective April 16, 2019, all 49 PRDS® forms for residential sales transactions are available on zipForm for REALTOR® members of the San Mateo County Association of REALTORS® (SAMCAR) and Silicon Valley Association of REALTORS® (SILVAR) in their zipFormPlus account. The forms also remain available on the Instanet/Lone Wolf platform at www.prdsforms.com and the SAMCAR and SILVAR Web sites.

Over the course of 2018, the PRDS Forms Committee revised the PRDS® Purchase Contract to reflect the new Agency Confirmation requirements that now include new blank lines to identify the individual Agent who is working with the Seller and the individual Agent who is working with the Buyer. The new 2019 laws and the new PRDS® Purchase Contract necessitated the review, update, and in one instance, the creation of the remaining 48 PRDS® forms that are used in residential real estate sales.

HERE is a chart listing all PRDS® Forms that are used in listing and selling residential property; the form name and revision date are also shown. The list is organized into four (4) Categories: Contract Documents, Contract Related Documents, Advisories, Disclosures & Certifications and Listing & Commission Agreements. The forms are alphabetized within each category.

Brokers who list or sell in San Mateo County and/or in Santa Clara County should always use the current version of the PRDS® San Mateo/Santa Clara County Advisory (Form SMSCA Rev. 11/18) regardless of which transaction forms are being used. C.A.R. has recognized that the Statewide Buyer Seller Advisory (SBSA) does not cover many local or regional issues that must be disclosed to Buyers and encourages local Associations to provide the needed local information. The only Advisory that covers issues germane to San Mateo and Santa Clara Counties (such as specific city ordinances and Bay Area Air Quality Management District requirements) is the SMSCA form.
