What is the California Rental Listing Service?

Most rental properties never make it into your local Multiple Listings Service.  That's why C.A.R. partnered with Rental Beast to offer C.A.R. members a new California Rental Listing Service—the largest database of owner-sourced residential rentals in North America powered by a robust, Software-as-a-Service (SaaS) platform designed to help REALTORS® monetize rental listings and streamline every step of the leasing process.

Working together, Rental Beast and the CALIFORNIA ASSOCIATION OF REALTORS® are building the first, state-wide California Rental Listing Service, a single source of truth for residential rental data. All C.A.R. members will have basic access to this database, as well as unlimited access to rental listings provided by fellow C.A.R. members.

Who is Rental Beast?

Rental Beast is an end-to-end SaaS platform empowering California's real estate professionals with powerful productivity tools and the nation's most comprehensive database of nearly ten million residential rental properties. Sourced directly from property owners and managers, updated in real time, and offering a fulfillment-grade rental dataset, the Rental Beast database provides California REALTORS® with an unparalleled view of all properties and owner types.

Why is C.A.R. partnering with Rental Beast?

Rental Beast and C.A.R. have partnered to provide California REALTORS® with direct access to a suite of rental-centric tools designed to help you quickly and efficiently close rental transactions and identify future homebuyers. These tools will be available directly from the REALTOR® Secure Transaction Dashboard (RST), and are provided at no cost as a C.A.R. member benefit.

Additionally, through this partnership, Rental Beast and C.A.R. will work together to develop California's state-wide Rental Listing Service, the most comprehensive, fulfillment-grade marketplace of residential rental listings.

What will this partnership provide?

All C.A.R. members will have basic access to rental listing data statewide, along with free access to Rental Beast Gateway, a lead-to-lease solution, designed by agents for agents, offering core rental functions (rental-centric search and listing add/edit tools), as well as lead-to-lease solutions including online rental application processing, tenant screening services, client management and client alerts, rental marketing tools, and more.

C.A.R. members can also add their own rentals to the listing service. In turn, we'll advertise those listings on RentalBeast.com and C.A.R.'s new consumer-facing rental website, with all rental leads coming directly back to you. Your listing, your lead!

Why should REALTORS® work with Rentals?

Residential rentals remain a complex and increasingly important segment of the California housing market. With continued high demand and record-low inventory of homes for sale and with interest rates rising and affordability at an all-time low, many would-be California buyers are turning to rentals.

Regardless of whether rentals have been a focal point of your business to date, consider that almost every first time homebuyer is a renter currently or living at home. What better way to create a constant pipeline of first time homebuyers than getting early access to them while they are still renting and cultivating deep, meaningful and long lasting relationships with future buyers?

What Rental Beast services are included with my C.A.R. membership?

• State-Wide Rental Listing Service: A single source of truth for California's rental market, all C.A.R. members will have basic access to Rental Beast's database of fulfillment-grade residential rental listings, as well as the ability to add your own rental listings directly to the service.

• Core Rental Functions: Rental-Centric Search and Rental Add/Edit functions to easily find available rentals, generate a comparative market analysis, and add, upload, or clone listings you manage. Use Rental Beast tools to claim owner-sourced listings already within the listing service.

• Rental Listing Syndication: Enjoy enhanced marketing for your rental listings, including distribution to the new California Rental Listing Service and RentalBeast.com, with leads returned directly to you. Your listing - your lead!

• Free Trials and Discounted Access to Premium Features: All C.A.R. members will be offered a 30-day free trial of Rental Beast Pro, a premium subscription service providing elevated access to owner-sourced rental data and the rental leads they generate, enhanced rental listing marketing and syndication options, and additional features.

What are the terms of the free trial of Rental Beast Pro?

All C.A.R. members have access to a 30-day free trial of Rental Beast Pro, a premium subscription service providing elevated access to owner-sourced rental data and the rental leads they generate, custom tools to help market rental properties, additional third party listing syndication and distribution, rental lead generation and qualification tools, a custom rental website, and systems designed to find and convert renters into homebuyers.

When you sign up for the Rental Beast Pro free trial, you are enrolling in a Rental Beast paid subscription product. While you will not be charged during the free trial, Rental Beast's subscription management and credit card processing facility requires a method of payment in order to create a subscription product account. Collecting a method of payment up front also assures that you can continue to use our paid subscription product without disruption after the free trial.

If you choose not to extend your trial of Rental Beast Pro at its conclusion, your Rental Beast account will automatically revert to Rental Beast Gateway, where core rental functions are included as a part of your C.A.R. membership. Otherwise, your Rental Beast Pro trial will automatically continue as a paid subscription.
