Tour Policy & Etiquette

Tour Policy

Tours are for REALTORS® only, and are not open to the general public. It is OK for clients to view properties on Tour Day, but only if accompanied by their agent.

  • Ideally, there should be an agent holding the property open for the entire scheduled tour. This gives the best protection to the seller, and the most opportunity to discuss the qualities of the property with other agents.

  • Observe local sign ordinances.

  • If you are not going to be at the property on Tour Day, you may not put out Open House directional signs. Signs act as an advertisement to thieves! This also puts additional liability on the agent, should a non-Realtor walk through.

  • Any MLS participant may have a property on tour, but only members are entitled to attend SAMCAR Tour Meetings and receive copies of the Toursheet. Realtors from other Associations may attend Tour Meetings if they have a property on Tour that day.

  • All tours entered in the Multiple Listing Service and placed on tour (T1 or T2) MUST be held as an open house for REALTOR® Tour on the date entered in those fields. Comments directing REALTORS® not to view the property until another date will be fined accordingly by the Multiple Listing Service.


Tour Etiquette

These are SAMCAR's Tour practices, and what is expected of you:

  • If you visit a property that is on lockbox, do not let anyone else in unless you are sure he/she is an MLS subscriber (ask!) Your keycode is recorded when you enter, and you are responsible for any problems that occur as a result.

  • Treat the property as if it were your own. Don't disturb personal items, don't release pets if confined, and LOCK UP when you leave.

  • Always leave your business card, as a courtesy to the listing agent and the seller.


Reminder: Stiff fines for allowing MLS access to non-MLS members

If you are giving someone access to MLS information and he/she is not an MLS member, you are liable for a $1000 fine. This is considered a major violation of your MLS agreement.

There is also a $1000 penalty for lending out your electronic Key Card, and the unauthorized user is subject to civil fine and imprisonment under California Penal Code 602.5. If something disappears from a property and your card was used for access, you can be held responsible.

Tuesday Mornings on Zoom
Each Tuesday morning, SAMCAR hosts a weekly Marketing Meeting on Zoom welcoming more than 130 attendees. These meetings provide members an opportunity to gain valuable knowledge from informative presentations, network with colleagues, and share listings. Presenters enjoy an opportunity to educate and engage with a group of Realtors and affiliated professionals in the real estate industry. Promote Your Listings with BEST OF TOUR Recognition
The SAMCAR Best of Tour award draws attention to the outstanding homes for sale in San Mateo County with a special yard sign and announcement on the following week's Marketing Meeting. To be considered, please submit a sign-in sheet to SAMCAR Staff from your Tuesday property tour listing before 4:30 PM (PT) on the tour date.

Tuesdays are your go-to day for property tours in San Mateo County! Broker Tour Day allows listing agents to showcase properties to fellow Realtors, attracting qualified buyers. SAMCAR Members Indicate Preference for Meeting on Zoom in Survey
The SAMCAR Marketing Meetings Committee directed staff to conduct a survey in September 2023 to determine member attitudes about the format for weekly Marketing Meetings. Responses to this survey indicated a strong preference for continuing Tuesday morning meetings on Zoom. DRE Addresses Risks of "Coming Soon" Advertising
In its 2018 Winter Real Estate Bulletin, the California Department of Real Estate (DRE) discusses the risks of "Coming Soon" marketing in an article titled "Be Sure to Maintain Fiduciary Responsibility for Your Client or Face Civil and Regulatory Liability," which includes the DRE's view of "best practices" for listing agents.
