Point of Sale Sewer Lateral Requirement in Pacifica

Effective January 1, 2012 the City of Pacifica began enforcement of a point-of-sale requirement for sewer lateral inspections. (Municipal Code, Ordinance No. 784 C.S. Chapter 6-13.) This new code requires property owners to obtain a Sewer Lateral Compliance Certificate ("Certificate") when any of the following occur:

1. Transfer of property ownership
2. When there is remodel or addition that costs $50,000 or greater
3. When adding any plumbing fixtures
4. When a change in water service is requested (change of meter size or adding second meter)

The process for obtaining a Certificate will be handled by the Waste Water Department. When any of the above conditions occur the property owner will be required to submit a DVD video of their existing lateral sewer. If the lateral shows no apparent defects or leaks, then the property will receive a Certificate that will be valid for 7 years from the date of issuance. If the lateral sewer shows signs of defects and/or leaks, then replacement will be required prior to transfer of title.

Redwood City Housing Provider Alert: State Activists Push Rent Control
A state organization with offices outside of San Mateo County, and local community organizers have filed a petition in Redwood City to place rent control on the November 2024 Redwood City ballot. It would be the most expensive program in the county if passed. Community organizers first need to get the required signatures. They are fanning out in Redwood City to collect signatures. DO NOT SIGN.

REDWOOD CITY HOMEOWNER ALERT: Council Seeking New Tax for 2024 Ballot
ATTENTION REDWOOD CITY HOMEOWNERS: The Redwood City Council voted at their Monday, November 27 meeting to direct staff to study two new taxes with the intent of placing one of them on the November 2024 ballot. Staff will consider changing the city's business license tax to a gross receipt model and imposing the dreaded property transfer tax. The city seeks to raise between $5 million and $16 million annually in new revenues from a new tax.
